Working with LB Construction Ltd, for this private residential extension in Berkshire, Merronbrook supplied the structural timber frame package for the new first floor and roof, enabling performance, speed and architectural flexibility.
From bungalow to bold contemporary home with timber frame efficiency:
“This was a first-floor extension, converting a bungalow into a two-storey modern home, delivered in January 2025 following a very quick turnaround from order to delivery,” explained Gavin Alderslade, Business Development Manager at Merronbrook.
Designed by Absolute Architecture, the project involved removing the existing roof and upper structure, constructing a new first floor, installing a vaulted roof with raised tie trusses and accommodating large glazing openings at first-floor level. The result is a completely reimagined home with strong contemporary kerb appeal.
As Leon Braddock, LB Construction shared, “This project transformed what was once a dated bungalow into a completely reimagined family home. The top floor and roof were fully removed and rebuilt, allowing for a striking new design and layout.”
Merronbrook solution:
Merronbrook supplied a precision-engineered timber frame package comprising:
• Internal and external wall panels
• Raised tie roof trusses to create a vaulted ceiling
The open panel timber frame system consisted of a CLS stud insulated with rigid insulation board, sheathed externally in OSB ply, and finished with a reflective breather membrane.
Designed and manufactured off-site, the system provided a lightweight, high-performance structural solution ideally suited to vertical extension, enabling speed of installation while meeting the project’s thermal and architectural requirements.
Why timber frame? Performance and speed:
Leon highlighted the benefits of the system during the build as the new structure took shape and the programme gathered momentum: “Designed by Absolute Architecture, the structure has come together beautifully. Timber frame construction offers speed, accuracy and flexibility, which has made for a smooth build.”
Alongside buildability, achieving strong thermal performance was a key requirement, with specific energy targets influencing the structural approach from the outset. “Performance was key — the homeowner wanted to achieve a specific U-value — but speed was also a major factor. Timber frame allowed them to move quickly while meeting performance requirements,” shared Gavin.
The choice of system also supported the practical realities of extending an existing property, helping to streamline installation while maintaining structural integrity. Gavin added, “For first-floor or vertical extensions, timber frame is ideal because it’s lighter than masonry, meaning existing footings often don’t require significant alteration. It delivers structural efficiency, speed and thermal performance — all while reducing disruption and avoiding overload on the existing structure.”
Design collaboration and value engineering:
The architectural plan included a vaulted ceiling and raised ties to create volume and light at first-floor level, alongside substantial glazing openings. Merronbrook provided design expertise to refine the structural approach to ensure it maximised living space and avoided extra costs.
“The main challenge was creating a vaulted ceiling with raised ties and accommodating large glazing openings at first-floor level,” commented Gavin.
“We worked closely with the architect to develop a raised tie solution rather than introducing additional steels. That value engineering helped achieve the vaulted feel more efficiently.”
This approach maintained the clean internal aesthetic while delivering compliance and cost control.
Delivering successful projects with expert Merronbrook support, quality assurance and compliance:
Precision off-site manufacture and coordinated installation supported a smooth on-site process, ensuring structural accuracy and performance targets were achieved. As with all Merronbrook projects, internal quality assurance and snagging procedures were followed to ensure compliance and finish.
The project demonstrates the advantages of timber frame for bungalow-to-two-storey transformations. By combining lightweight structural performance, speed of installation and thermal efficiency, Merronbrook supported LB Construction in delivering a modern, high-performing family home within a tight programme.
For homeowners and contractors alike, the result is a sustainable, architect-led transformation delivered with confidence and precision.
