Merronbrook partnered with DHC Developments Limited to deliver a bespoke detached 1.5-storey new build home with an integrated garage, supplying a complete structural timber frame package.

Merronbrook supplied a precision-engineered timber frame package comprising:

• Internal and external wall panels
• Cut and vaulted attic trusses, including dormer windows
• Structural steel supports for load transfer
• Integrated garage timber frame structure

The open panel timber frame system consisted of a 140mm CLS stud insulated with rigid insulation board, sheathed externally in 9mm OSB ply, and finished with a reflective breather membrane.

Why timber frame? Speed and familiarity:

Having worked with Dan Destecroix, Managing Director at DHC previously, Merronbrook was appointed again to support the delivery of this bespoke private home.

“This was a detached new-build home with habitable roof space. We delivered the full timber frame structure along with structural steel supports,” explained Gavin Alderslade, Business Development Manager at Merronbrook.

“The developer DHC regularly builds in timber frame and values speed. That’s a big part of why it was chosen.”

Maximising roof space within a complex layout:

The key objective was to fully utilise the roof space while maintaining the integrity of the architectural layout.

“The key objective was maximising usable roof space. It was an L-shaped building with a room-in-roof design, which introduced complexity around hips, dormers and head height,” shared Gavin.

Merronbrook provided early-stage design input to ensure the roof layout was both buildable and compliant.

“We had to refine the positioning of dormers and adjust some door locations to ensure head height compliance. Our design support enabled accurate roof geometry and full utilisation of the habitable roof space. That’s where experience really comes into play — making the design buildable without compromising layout,” added Gavin.

“The project demonstrates how early technical input can resolve roof geometry and layout challenges before they become on-site issues. As always, we delivered a full structural package and maintained our internal QA procedures,” concluded Gavin.
