Case Study: Thame Builders cuts build time by 30% with Merronbrook’s timber frame system

Thame Builders Ltd partnered with Merronbrook Ltd to deliver two bespoke timber-framed homes in the village of Ickford, Buckinghamshire.

With a focus on durability, energy efficiency, and modern building techniques, Director Enis Evlat, opted for Merronbrook’s precision-engineered timber frame systems to ensure strength, speed, and seamless assembly on site.

This was the first collaboration between Thame Builders and Merronbrook – and one that quickly proved successful.

Merronbrook solution

For this new build development, Merronbrook provided a complete timber frame system, including:

• Internal and external wall package
• Attic trusses including dormer windows

The open panel timber frame system consisted of a 140mm CLS stud insulated with rigid insulation board, sheathed externally in 9mm OSB ply, and finished with a reflective breather membrane. Combined with the attic truss roof systems, this offered a robust and thermally efficient build solution.

Design, manufacture, delivery, and onsite support

Merronbrook worked closely with Thame Builders throughout the project’s development. Providing early design and technical support, Merronbrook’s in-house design team including Andy Gibson, Technical Director & Corporate Responsibility Lead, reworked the original roof plan to allow for attic trusses and aligned front and rear dormers – which were not included in the original design. This enhanced usable space adding value while not increasing the cost.

The products were manufactured at Merronbrook’s Hampshire facility and delivered to site in early March 2025. Expert technical support and off-site manufacture means Merronbrook helps contractors and builders achieve rapid construction timelines. With efficient construction and careful coordination, the build achieved completion and quality assurance sign-off by the end of March.

Merronbrook’s Sean Burgess, who leads on-site Quality Assurance, managed the inspection and handover. A hallmark of every Merronbrook project, Sean provides on-site inspection during build and shares a snagging list as needed, returning for a final inspection and ensuring everything meets engineering standards and was installed correctly.
